The Elysium

The Elysium is located a few meters away from the intersection of Aguirre and El Grande Streets. Itis in the center of a high-class residential area called BF Homes; which is in the southern area of Paranaque City in Metro Manila. It's a 15 minute drive  from the airport and 10 minutes away from the Supermarkets, churches, boutiques, video shops, restaurants, banks, service shops and other commercial facilities. Daily necessities are within the close vicinity of The Elysium. . Schools and clinics are also nearby.A large wetmarket and a Japanese Grocery wherein most all of the ingredients for the typical japanese dishes are available. Japanese wine and sake are for sale, too.

A major department store, Japanese restaurants, hamburger shops, pizza restaurants, donut stands and a wet market are just a few minutes away by car. 

The Elysium is convenient for golfers, too. There are several golf courses 30 minutes away by car and more than 10 courses in one hour's ride. The Elysium is the golfer's paradise.

Areas for scuba diving and other marine sports are conveniently located at the south. A one and a half drive via South Super Highway to Batangas will bring you to beautiful beach resorts.

Registration of Title

Because there are limitations in the Philippine Law, a foreigner cannot own a property in the Philippines. But because the Elysium is covered by the regulations of CCT (Condominium Certificate of Title) applied to townhouses and condominiums, the 40% of the ownership on the Townhouse can be registered under the name of a foreigner.

The land and the common facilities of the Elysium is owned by the Elysium Community Condominium Corporation which in turn is owned by all of the unit owners. And each unit owner has the equal share of rights for the ownership.

This system is similar to the Condominium Laws that is applied in Japan and other countries.

Taxes and Incidental Expenses in the Purchase

Transfer Tax Payable to the City Treasurer's Office. (0.5% of the purchase price)
Documentary Tax Payable to the Bureau of Internal Revenue (1.5% of the purchase price)
Registration Fee Payable to the local Registration Office (Based on the Schedule of Fees)
Meralco (the local electric company) Deposit Php 29,000 (Subject to change per Meralco assesment)
Miscellaneous Fees Php 8,000
Membership Fee Floor area (square meter) x P120 (one time payment)

Expenses Required after the Purchase

Condominium Dues should be paid every month once the unit is occupied. These regular assesments are necessary to meet the operating expenses of the Corporation such as Security Service, light & water for the common areas, maintenance of facilities and other common areas, administrative services, insurance, real estate tax (land only), pest control and garbage collection service. This is computed based on the floor area of the unit assesed at Php 12.00 per square meter.

Real estate tax is charged on the building and the land. The unit owner should pay the tax on the building by himself. The amount is at present approximately Php 13,000-17,000 annually. The tax on the land is included in the monthly condominium dues and should be paid by the Association.

Scheme of Payment

The Elysium Phase III: Stages 3 & 4 - Blocks 18,21 (Effective Date : March 20, 2009)

  • A. Spot Cash Payment
      Block 18)7%; (Block 21)10% Discount on Total Contract Price Net of Retention (Retention is 10% of TCP).
      1. Payable within 7 days after reservation.

  • B. Bank Financing
      • Deposit of Php 100,000 payable within 7 days after reservation.
      1. 30% Down Payment with 5% or 7% (Block 21) Discount on DP or 2 years to pay without interest.
      2. 70% Balance- thru Bank Financing.

  • C. Deferred / In-House Financing
      • Deposit of Php 100,000 payable within 7 days after reservation.
      Special Deferred Payment 30%-20%-50%
      1. 20% Down Paymesnt. Outright Cash with 7% (Block 18) or 10% (Block 21) Discount on DP.
      2. 30% 2 years to pay without interest.
      3. 50% BALANCE 3 Years to pay @ 16% interest rate (.035157)

Aside from the real estate development in the Philippines, we also provide real estate brokerage services for the expatriates in the Philippines.

We mainly offer rental condominium units and detached houses for residential use, but we also cooperate with manpower agencies for the driver and maid dispatch upon the request from the customers.

The usual rental contract is one-year (renewable). And the landowner usually requests the payment of the 2-month advance rental and 2 month assurance deposit upon contracting. Some owners may request the advance payment of 1-year rental. And in this case, 10% discount is commonly applied for the rental payment.
